Mortgage rate sheets become important on the day your lender locks in the interest rate on your mortgage loan application.

In this example, the analysis suggests if you stay in the house over 5-1/2 years, the low-rate (more up-front points) mortgage is better. Otherwise, the high-rate (less up-front points) mortgage is better. The spreadsheet analysis will yield different breakeven residence times for different combinations of interest rates and points.
